In February 2001, Gunwharf Quays opened on the waterfront at Portsmouth, transforming the site of the former HMS Vernon naval shore establishment into a major retail, dining, and leisure destination. The development, built by Berkeley Group, combined designer outlet shopping with restaurants, bars, a cinema, and a prominent waterfront promenade overlooking Portsmouth Harbour. HMS Vernon had served as the Royal Navy's torpedo and mine warfare school from 1876 until its closure in 1996. The redevelopment of the site was part of a broader programme of waterfront regeneration across Portsmouth and Gosport, aimed at repurposing former military land for civilian use while retaining connections to the area's naval heritage. Several original buildings from the Vernon era were preserved and incorporated into the new scheme. Gunwharf Quays quickly established itself as one of the most visited destinations on the south coast, drawing shoppers and visitors from across the region. The development was later complemented by the Spinnaker Tower, which opened within the complex in 2005 and gave Portsmouth a dramatic new landmark. Together, Gunwharf Quays and the Spinnaker Tower represent the most visible symbol of Portsmouth's post-military waterfront transformation.
